Architectural Committee Meeting
October 12, 2011
The meeting was called to order by Robyn Moore at 12:30 pm. In attendance were Don Tuttle, Mick Gigoux, Jim Ellis, Robyn Moore, and Dale Schoeneberger – Park Manager.
Minutes of April 13, 2011, were distributed. These minutes were previously approved via email.
Mick reported that he learned from Pinal County that they are instituting a new rule for new parks. There shall be at least 5’ between structures and each wall must have 5/8” sheetrock on each face of the wall. This rule does not apply to our park.
Pinal County will not issue permits for wheelchair ramps. We need to discuss if we should entertain a rule for placement and structure of these ramps.
RV Traders has been putting refurbished A/C units in new park models. Reminder to buyers that they should request and make sure their A/C units are indeed new.
A new business item will be to address the screening criteria when the owner wants to place the screen material closer than 12’ from the street. Should we allow it and what are the minimum dimensions.

Lot 351 - Ruby Smith Intent to Sell 8/29/11 Don & Jim will inspect
Lots 433/399 H Caires Notice of Completion for fence inspected by Mick
Lot 473 - Helen Custer Notice of Completion 4/25/11 - Robyn will inspect
Lot 500 - Robert Wright Intent to Sell 9/26/11 Don & Jim will inspect
The meeting was opened for permits at 1:00 pm.
1. Lot 515 – Robyn Moore request for approval of new Park Model. Approved.
2. Lot 309 – Phil Hanks reported that his lattice screen was damaged and he would like to replace it with fabric screening. His permit for the lattice material was approved in spring of 2010 and it is placed within 5’ of the street. Our present rules allow fabric screen material to be placed 12’ from street. We informed Phil that we could not approve his request based on current rules. However, we indicated that we would take this issue up when there are more committee members present. No action to his present request and he will return in a couple of weeks.
3. Lot 270 – Al Conley request for approval of shed on back of lot. No utilities. Approved.
4. Lot 218 – Gene Teggatz request for approval of shed on back of lot. No utilities. Shed will be placed within Park setbacks; however, there is an electrical transformer in the back of the lot. There was discussion of the applicable ED#2 rules for 3’ front, 5’ left and right. We believe this situation meets those rules. Approved.
5. Lot 526 – Ken & leslie Baker request for placement of fence along left side along with gates on right side. Also requested addition of utilities to the existing shed. Utilities will require Pinal County permit. Approved.
6. Lot 406 – Joyce Binginhiemer request for 2 sunscreens and an awning. Approved.
7. Lot 143 – Dennis Johnson represented by Dale request to remove existing concrete and place new concrete on lot. Approved.
