NOTICE regarding property markers

Do not change or remove the markers placed by the survey group. Do not cover with rocks or scallops. Do not drive the pins into the ground to hide them. These pins must remain visible and in place.
If pins are removed, moved or hidden, the leaseholder will be billed for the cost of a licensed surveyor to relocate and reset the markers.
Park Survey Update as of 12/31/09
The park survey is nearing its conclusion, and the board would like to summarize what is happening and what is still planned to be done. Following are the important points:
1.Most, if not all, of issues with lot lines within the park have been resolved. Any new issues will be resolved as they arise. The Board appreciates the way that affected leaseholders have worked to resolve these issues. It has made the job much easier
2.The Park maps generated by the surveyor for each lot in the park are now being reviewed and approved by the board.
3..The monuments locating the center of the streets are being placed by the surveyor (SIG).
4.As the maps are approved, there will be permanent pins placed in the corners of each lot by the survey crew. Volunteers from the park may be part of the survey crew, but they will be under the supervision of the surveyor. Placing the pins in the corner of each lot will be started the first week of January, and will be complete by Jan 31, 2010. Meeting this completion date is the responsibility of the surveyor (SIG).
5.As the lot corners are permanently pinned, any permit application for work on that lot will be processed by the ARC Committee. The request for the permit may be submitted prior to the pinning of the lot corners.
6.The map that the county has asked the park to provide will be given to them by Jan 15, 2010. The map will show the park as it is, not as it should be. Meeting this completion date is the responsibility of the surveyor (SIG).
7.The county will come to the park to compare some actual lots to the map to verify that the map is accurate
8.After the completed map is approved by the county, it will be registered as the official map of Sunscape, and all previous park maps will be destroyed.
9.After the county has received and examined the map, they will determine what actions the park must take to correct non-conforming structures. They may require that nothing be done, something must be done when the lot is transferred, or that something must be done right away. It is expected that the county will work with the park to avoid moving any structures unless there is no other way to resolve the issue.
10.The county plans to have a public meeting with the residents of Sunscape to explain what actions must be taken, and what they expect from the park in the future. They will also answer questions from the leaseholders at that time.
11.When this process is completed, the park will have one official map registered with the county that shows the location and dimensions of each lot, structures on each lot, and the distances from the structures to the lot lines and to the perimeter of the park. This will enable the park to process permits for structures while minimizing the issues that have occurred in the past. It should also enable the park to resolve issues internally without having the county drawn into the discussions.
This has been a lengthy and difficult process for both the Board and leaseholders. The Board greatly appreciates all of the help and understanding that this project has received from the leaseholders. In the end, results of this work will help in the orderly management of the park and the quality of life within the park for all of us.
