Job Title: Park Manager

PURPOSE OF THE POSITION:

Under the guidance of the President and Vice-President of the Board of Directors, supervise the daily operations of the park. Direct, monitor, and supervise the volunteer staff, maintenance, clerical, housekeeping, activities, and kitchen operations. See that concerns and questions of the residents are addressed in a timely manner. (See attached Job Description for additional information regarding this position.)

This contract will be effective with the following provisions:
Salary:
Sick leave
Vacation:
Performance evaluation conducted after: One (1) year, and then on an annual basis
Free phone service
Full access to all park facilities and activities at same cost as guest and members.

JOB DESCRIPTION - MANAGER

Reports to: President, Board of Directors
Vice President, Board of Directors (In President's absence)
Treasurer, Board of Directors (Financial matters)
Summer Months: Contact appropriate Board member by phone or e-mail concerning emergency or critical matters


Purpose of the Job:
Under the guidance of the President of the Board of Directors, supervise the daily operations of the park. Direct, monitor, and supervise the volunteer staff, maintenance, clerical, housekeeping, activities, and kitchen operations. See that concerns and questions of the residents are addressed in a timely manner. Follow through on items in a timely manner, and develop schedules.


Essential Functions and Responsibilities:
1. Exercise supervisory authority over the park and volunteer staff on a daily basis and see that all duties delegated are performed.
2. Responsible to recruit, hire, train, evaluate, or dismiss all personnel who are under the manager's supervision.
3. Interact with all park residents and guests to ascertain that the park by-laws, and all other park rules and regulations and guidelines are followed.
4. Maintain a working relationship with the various park committees, the Board of Directors, and officials of Pinal County, as well as with other appropriate local, state, and federal personnel and officials.
5. Adhere to the Financial Budget on all financial and economic decisions.
6. Play an integral part in developing the annual operations budget for the Cooperative. Provide operational financial input to the finance committee and participate in the overall budget development process.
7. Be the focal point for park emergencies, problems, questions and situations, and provide leadership in determining the course of action to resolve issues, consulting with the President and Vice President of the Board of Directors.
8. Be the focal point for concerns of park residents and direct the residents to the appropriate committee for resolution, again consulting with the President and Vice President of the Board of Directors.

Other Duties and Responsibilities:
1. Work with appropriate committees to play an integral part in long range and strategic planning for the Cooperative.
2. Personally assist with the upkeep of the park during the off season.
3. Perform other duties or functions that may be assigned.

Supervisory Responsibilities:
1. Conduct employee performance evaluations and set goals, at 6 months and annual basis.
2. Keep the President and Vice President of the Board of Directors informed of staff
performance shortfalls, make recommendations on training requirements needed and recommend staff replacement when required.
3. Maintain documentation of verbal and written warnings, which MUST be signed by the parties involved, with a copy to the employee and the original place in the employee file.
4. Responsible to see that park staff and volunteers utilize safety equipment and follow appropriate safety procedures.
5. Maintain accurate records, including but not limited to, park correspondence to the manager and to office employees, employee files, and proper documentation of any employee disciplinary actions.

Knowledge and Skills:
High school diploma or equivalent
Management experience (RV Cooperative experience a plus)
Good interpersonal skills

Fiscal Responsibility:
Approves park obligations for payment when in compliance with approved fiscal budget
Responsible for several budget items - maintenance, equipment, supplies, utilities, and others as assigned
Works closely with the Cooperative's treasurer on other budgeting matters

Extent of Public Contact:
Authorities of Pinal County and various other agencies of the state
Legal and accounting (CPA) personnel as required
Attend Board of Directors meetings and attend committee meetings as appropriate
Vendors and service personnel to ensure park procedures are followed
Park residents and guest

Physical Demands:
Extensive walking, standing, and sitting required
Must be physically able to lift items of small to medium size and weight

Working Conditions and Environment:
Be on call for emergencies, or have a qualified member available on a 24 hour basis
Sometimes is required to work long and unusual hours
Travel is often necessary to acquire materials and supplies
Weather conditions could cause dust storms and floods

The Board of Directors retains the discretion to add or change the duties of this position at any time. Salary and benefits for this position are commensurate with experience, local job market conditions and skill level exhibited. Evaluations are performed on an annual, or as required, basis at which time specific goals are discussed as well as performance against the existing goals.
